Fix-flip loans are loans designed specifically for investors who purchase properties with the intent of fixing problems and re-selling the properties for a profit. A fix-flip is generally a home in some state of disrepair. It has either been abandoned, badly neglected, damaged by the elements or condemned. Sometimes the necessary repairs are minimal, but most of the time the damage is major and takes time and money to repair for re-sale.A fix-flip home may have to be inspected a number of times before it can be sold, and may require an even different inspection before someone can legally occupy the space. Fix-flip loans designed for this process are generally shorter-term loans due to the nature of the project. Interest rates will always vary by market, credit worthiness and project type. All terms must be agreed upon by both parties prior to funds being lent.
